About the project

We demolished an existing conservatory and removed the existing kitchen and utility units. We made new external openings for the new kitchen plan, which included one french door as well as two floor to ceiling windows. There were new floor tiles as well as newly fitted kitchen units which included a large island in the centre of the kitchen.

About the project

This architecturally designed house has everything you could dream of. The ground floor consists of a kitchen and dining space. A double sided stove links this area to the living area, with a beautiful corner window which captures the fantastic local scenery. Also off the kitchen is the utility, ground floor bedroom, ensuite and playroom.
There is an exquisite oak stairs leading to the first floor. Off the landing you have three bedrooms, one ensuite and a main bathroom. In the master bedroom you have a large window seat area extending from the main bedroom. The exterior of the window pop is finished with Zinc.

External

There is a large canopy over the front door, which extends approx. 4mtrs toward the courtyard. This is unique in it is cantilevered with no structural pillars supporting it.

Project 9 – Modern development in scenic Glenbeigh

About the project

A very modern and contemporary build in a beautiful area of Kerry. This house comprises a basement, ground floor and first floor levels. The basement holds the utility room, bathroom and laundry room. This links the laundry shoot with the first floor.
The ground floor has a beautiful open plan kitchen, living and dining room. It also has a sitting room bathroom and playroom. It has a stunning walnut staircase with glass handrail leading to the basement and the first floor.
The first floor has four bedrooms. The master bedroom has a spectacular walk in wardrobe as well as large ensuite.

External finishes

There is an elevated patio area with a concrete matting finish surrounded by glass handrails looking out on the astroturf lawn.
A modern look completes the roof, with a flush gable finish. There is a natural slate finish to the roof which makes it stand out and add to its elegance.

Project 8 – House extension

About the project

This was a large extension and renovation to an existing dwelling. It entailed adding a kitchen, living, dining, utility and playroom on the ground floor. On the first floor we added two bedrooms, one of these being ensuite. What made this project difficult is the level of demolition required. We had to remove the entire rear of the existing dwelling leaving the first floor wall in place. As you can see by this project we are used to working with challenging projects.

Project 7 – New build

About the project

This is an elegant and unique design in the shape of a H. It is a 4 bedroom house, where the entrance is positioned in the centre of the H. Off the main entrance hallway, to the left, is a kitchen dining area. This is a vaulted area, which adds to the beautiful light that enters this area. Off the dining area is the living area and utility. Above the living and utility is a mezzanine which looks down on the Kitchen and dining area.
To the right of the entrance hall you have a bathroom, cinema room, followed by the four bedrooms.

The internal finishes

There are concrete polished floors, which incorporated adding a dye to the mix. This was done to the clients specifications. This made it unique and something they are very proud of. We also have finished blockwork on the entrance hallway, which adds to the bespoke finish in this house.
Another unusual finish to this project was the fact that the clients wished to have no skirting boards or architrave fitted.

Project 1 – 4 Bedroom detached house

About the project

This project comprised of a split level construction. The lower tier incorporated a ground floor bedroom with en suite and a sitting room which was vaulted. A large apex window standing 4 meters high, allows the clients to enjoy the wonderful views of Killarney. From the sitting room an oak stairs with glass handrails leads up to the first floor which incorporates a gym area.
A link porch area surrounded by full height glazing joins the two separate areas of the house.
The upper level comprises of a kitchen, living and dining area. There is a utility, boot room and ground floor bathroom off the kitchen area. From the link corridor, a stairs leads you up to the first floor which has 3 large bedrooms, one of these being the master bedroom. All these bedrooms incorporate an ensuite.

Facade:

The lower level is completed with a sandstone finish. The link corridor has a sandstone finish with parapet walls capping the flat roof, finished with glass handrails. The upper level was completed using a tegral, Cedral cladding with hidden gutters. The roof was finished with natural slate. There are five dormer windows on this level, which had a zinc finish. The external lawns were finished with astroturf.

Project 6 – New build in Lackabane

About the project

This project started off with a site which had a lot of imported fill. Phase 1- Remove imported fill to a dept. of 2.0 mtr. finished floor level, at this level there was a basement constructed which acted as a plant room for the dwelling.

External Facade :

The external finish to walls was completed with a brick finish. This house is very bright with glazing in abundance. There is an unusual finish to the roof as it is a flat asphalt roof, surrounded by parapet walls, finished off with powder coated aluminium capping.

Internal : 

This house comprises 3 bedrooms, 2 main bathrooms, 1 master ensuite, home office, Sitting room, Open plan kitchen, living and dining area, Utility and garage. The Architect continued with the brick finish on a feature wall incorporating a double sided stove. This divided the Sitting room from the kitchen, living and dining area. There is a concrete polished floor throughout the ground floor. Other internal finishes are pocket doors, Oak stairs and a very modern kitchen.
